Nature of our services
Star Advantage Funding LLC is a capital and transaction advisory firm. We help hotel owners, commercial real estate investors and business buyers evaluate financing options, prepare financing requests and packages, and connect and coordinate with independent lenders, SBA lenders and other capital providers.
Despite the word "Funding" in our name, we are not a lender. We do not make, fund, approve or commit to loans. We are not a bank, mortgage company, broker-dealer, investment adviser, insurance company or agency, law firm or accounting firm. We hold no lending, mortgage, real estate, securities or insurance license. Our services relate only to business-purpose financing and transactions. We do not arrange loans for personal, family or household purposes, including home loans.
Basis of our views
Our advisory views come from our principals' own experience owning, operating, financing, buying and selling hotels, real estate and businesses. They are business opinions based on that experience, limited to financing structure, lender terms and the financial effect of items such as franchise fees, PIPs and key money. They are not legal, tax, accounting, appraisal, valuation or investment advice, and they are not guarantees. We do not locate, value, list or negotiate the purchase, sale or lease of real estate or businesses, and we do not provide appraisals or opinions of value.
No guarantee of results
Star Advantage Funding is not a lender and does not guarantee financing, terms, approvals, savings, concessions or incentives. Results depend on the transaction, the counterparties, market conditions and the services agreed upon. Each lender and capital provider makes its own credit decision, under its own underwriting standards and legal obligations, including fair-lending laws. Past transactions do not predict future outcomes.
How we are paid, and conflicts of interest
Clients do not pay Star Advantage a fee. We are typically paid by the lender or capital provider, usually only if a financing closes. The amount and form of compensation can differ between providers and loan types. That creates a potential conflict of interest, because we have an incentive for a financing to close and could earn more from one provider than another. On request, we will tell you how we expect to be compensated on your transaction before you choose a provider.
Where permitted by law, we may receive compensation from other parties to a transaction or from professionals we introduce, and we will disclose it to you in writing before you proceed. We do not accept compensation from insurance agents that depends on whether you buy insurance. Our engagement terms are set out in a written agreement.
SBA loans
For loans guaranteed by the U.S. Small Business Administration, we act as an agent under SBA rules, typically as a referral agent compensated by the lender. Any compensation paid to us is disclosed on SBA Form 159 (Fee Disclosure and Compensation Agreement) as SBA requires. We will not be paid by both you and the lender on the same SBA loan unless SBA rules permit it and we disclose it to you in writing.
Independent lenders and professionals
Lenders, capital providers, hotel brands, CPAs, insurance agents, attorneys, appraisers, contractors and other professionals we introduce are independent businesses. They are not our employees, agents or partners. They are responsible for their own licensing, advice, decisions, work and handling of your information. Do your own diligence before engaging any of them.
Use of artificial intelligence
We use AI tools to help sort documents, read identification documents and draft summaries and loan packages. Our team reviews this work. You should review anything prepared from your information before it is shared or signed. See our Privacy Policy for details.
Market rates and calculators
Rates shown on our site are public benchmark or reference rates from the U.S. Treasury, the Federal Reserve Bank of New York and the Federal Reserve (via FRED); SBA rates are calculated from the prime rate under SBA rules or reflect typical pricing. They are for information only. They are not rates offered to any borrower, quotes, or commitments. Actual pricing includes spreads, floors, fees and terms set by each capital provider. Data may be delayed or revised. Calculators produce estimates based only on your inputs and the assumptions shown.
Examples, case studies and testimonials
Hypothetical examples are labeled as such and do not describe real transactions. Case studies are published only with client permission, may be anonymized, and label figures as actual, estimated or hypothetical. Testimonials reflect one client's experience and do not guarantee similar results.
Forward-looking statements
Statements about future rates, markets, values, timing or outcomes are opinions based on current information and are subject to change and uncertainty.
EB-5 and Opportunity Zone planning
Our role is limited to financial analysis, modeling and coordination. We do not operate or represent a regional center, offer or sell securities, or provide immigration, securities or tax advice. We do not receive compensation from regional centers or fund sponsors based on investments. Eligibility and benefits must be confirmed by qualified immigration, securities and tax counsel.
